How To Avail The Benefit Of Pradhan Mantri Awas Yojana (PMAY) 2021?

Prime Minister’s Housing Scheme Eligibility

Earlier only people from low income group used to get the benefit of this scheme, but now those from 2.5 lakh to 18 lakh income group have also been included under this scheme. According to earlier rules, the amount of home loan in the Pradhan Mantri Awas Yojana (PMAY) was from 3 to 6 lakh rupees, but now its scope has been increased to 18 lakh rupees.

Age range

Any person can avail the benefit of Pradhan Mantri Awas Yojana from 21 to 50 years. However, if he is more than 50 years of age, his legal heir will be included in the home loan.




What should be the annual income to avail the Pradhan Mantri Awas Yojana ?

  • The annual income for EWS (lower economic class) should be 3 lakhs.
  • The annual income for LIG (low income group) should be between 3 to 6 lakhs.
  • The annual income for MIG (Medium Income Group) should be between 12 to 18 lakhs.

Proof of income that has to be given:

  • Those who get salary will have to show salary certificate, Form 16, or Income Tax Return (ITR).
  • Those who do their work and their income is 5 lakh or less, then the affidavit will be presented as income certificate for the income.
  • If your annual income is more than 50, then sufficient proof of income will have to be presented.

Other important details about Pradhan Mantri Awas Yojana:

  • How much subsidy is available in Pradhan Mantri Awas Yojana?
  • For loans up to 6 lakhs, 6.5 percent subsidy is available.
  • Those who have an annual income of Rs. 12 lakhs get 4% interest subsidy on loans up to Rs. 9 lakhs.
  • Those who have a yearly income of Rs 18 lakhs get a loan of up to 12 lakhs and can avail 3% interest subsidy on that loan.

What do you have to do to take advantage of Pradhan Mantri Awas Yojana?

  • Talk to the bank or institution from which you are taking a loan, talk about the Pradhan Mantri Awas Yojana and ask about the subsidy.
  • If there is a provision for subsidy in that bank or institution, then your application will be sent to the Central Nodal Agency.
  • If approved, the agency will pay the subsidy amount to the lending bank or institution.
    This money will come directly into your loan account.
  • The amount of subsidy will be reduced from the amount of loan you have taken.
  • You will have to pay monthly installment on the remaining home loan.
  • If the loan amount is more than the subsidy you get, then you will have to repay the loan at the normal interest rate.

Documents required for Pradhan Mantri Awas Yojana

Proof of identification

  • PAN card (compulsory) and any one of the documents given below
  • Voter card
  • Aadhar card
  • Valid passport
  • driving license
  • Photo credit card
  • Photo ID issued by the government body
  • Verification of customer identity by a recognized public officer or public servant (not older than 30 days)

Any one of the following documents:

  • Voter card
  • Aadhar card
  • Valid passport
  • Photo ID of the customer verified by a recognized public official or public servant (not older than 30 days)
  • Latest utility bill
  • Rental agreement on stamp paper
  • Bank statement of any commercial nationalized bank wherein the address of the borrower is reflected
  • Credit card statement, not older than 3 monthslife insurance policy
  • Residency address certificate / letter on the letterhead of the company by the employer
    Copy of the sale deed of the property, if owned
  • Municipality or property tax receipt
  • Post Office Savings Bank Account Statement
  • Pension or Family Pension Payment Orders (PPOs) issued to retired employees by government departments or public sector undertakings, if they contain
  • Letter of allotment of accommodation from an employer issued by a state or central government department, statutory or regulatory body, and public sector undertakings, scheduled commercial banks, financial institutions, and listed companies. Similarly, leave and license agreements with employers who allot official accommodation
  • Documents issued by government departments of foreign judicial sector and letters issued by foreign embassy or mission in India

Latest Form 16 / ITR

6 months repair bank statement along with other documents related to current loans
Property papers

All the documents given below:

Copy of the entire series of documents of the property (if applicable)

Copy of the sales contract (if implemented)

Copy of allotment letter / buyer contract (if applicable)

Copy of receipt of payment made to the developer (if applicable)
